Financing a deal in Plano

Plano is a mature suburb with no room left to build, which is exactly why it flips. The city is full, the housing stock east of Preston Road is 1960s to 1980s tract on big mature lots, and every buyer who wants the corporate campuses at Legacy West and a Plano ISD address has to buy a resale. Armstrong Park, Briarwood, Los Rios, Country Place and Hunters Glen are where the dated houses are, and that is where the flips are. West Plano is a different price tier and a different buyer.

The Plano deal is decided by which side of Preston Road you are on and whether the school assignment holds. East Plano is 1970s tract with buyers who work at the campuses and want a yard. West Plano is nearly double the price per house and the buyer expects a finish to match. Plano ISD is the reason people pay the premium, and enrollment has been falling with schools closing, so confirm the current attendance zone on the district’s map before you underwrite an exit that assumes a specific school. Some far-west addresses are Frisco ISD, which prices differently again.

How a Plano file actually gets priced

Plano ARVs are among the easiest in Collin County to defend, because the tract subdivisions in 75074, 75023 and 75075 close a hundred or more sales a month and the floor plans repeat. The file gets repriced when an investor comps an Armstrong Park house against Willow Bend, or leans on a 75093 sale that skews the median with size. We set the number inside the subdivision, we use closed sales from the last 90 days, and on any pre-1990 house we want the foundation report in hand before the ARV is final, because Plano sits on some of the most expansive clay in North Texas.

Rowlett Creek, Spring Creek and the White Rock Creek watershed carry the flood zones here, and the 2024 Memorial Day storms flooded the Rowlett corridor and the Spring Creek Parkway crossing. West Plano is the least flood-prone part of the city. Foundation is the bigger everyday risk: Blackland clay under a 1970s slab means piers are common and the buyer’s inspector will look for them. Hail hits Collin County several times a year and the two percent deductible is standard. Permits run through the city’s eTRAKiT portal and the general contractor has to be registered with the city. Short-term rentals are banned citywide, so that exit is off the table.

Who buys your finished Plano deal

A finished east Plano house exits to a first-time or move-up family buyer who wants the school district and the commute, and that buyer is comparing it to the same floor plan in the next cul-de-sac, so the finish has to be right and the price has to be honest. Plano has no builder inventory of its own; the competition is a new house in Frisco or McKinney with incentives, which pulls some buyers north. Prices here fell over the last year, so the exit assumption needs a cushion. Rents are strong enough that the DSCR refinance works on a lot of 75074 and 75075 addresses, which makes the hold a real alternative when the resale margin is thin.

That means you need working capital to float the first phase, which is the single most common thing new investors miss on their first deal.

Yes. That is the BRRRR exit, and it is the most common way a Plano flip becomes a hold. A DSCR loan qualifies on the property’s rental income rather than your W-2, so once the rehab is done and it is leased, you refinance out of the short-term hard money loan into 30-year financing. Worth deciding before you start, because it changes what finish level makes sense.
Does the Plano ISD address still carry a premium?
Yes, but check it. Plano ISD is the reason buyers pay more for the same house than they would in Garland or Richardson, and enrollment has been falling with several elementary schools closed, so attendance zones have moved. Confirm the current school on the district’s lookup before you underwrite an exit that depends on it, and remember some far-west Plano addresses are actually Frisco ISD.
Are Plano flips mostly foundation and cosmetics?
Usually, yes. The east and central tracts are 1970s and 1980s slab houses on Blackland clay, so the typical scope is a kitchen, baths, floors, paint, a roof if it is past fifteen years, and slab piers. Full gut jobs are rare because the bones are decent. That predictability is why Plano comps are so tight and why the ARV rarely surprises anyone.
