The market

Financing a deal in Lubbock

Lubbock is a university and hospital town with some of the lowest entry prices of any Texas city we lend in, and that changes what a flip looks like. The central neighborhoods between Texas Tech and Loop 289, Tech Terrace, Heart of Lubbock, Maxey Park and South Overton, are 1930s to 1960s bungalows and ranches on brick streets, and a lot of them sell to landlords rather than owner-occupants. Southwest Lubbock is where the new construction is, and where the move-up buyer goes. The flips are in the middle.

The Lubbock deal is decided by inventory. This is one of the deepest buyer’s markets in Texas, with months of supply and a large share of listings taking price cuts, and it has been that way for more than a year. A finished house priced against last year’s comps sits. The other line is the roof. Lubbock is a top-three hail city in the state, insurers cap payouts on roofs past ten to fifteen years, and a new roof affidavit rule takes effect in October 2026, so the roof is a line item on almost every file. Buy at a real discount, budget the roof, and price the exit to move.

How a Lubbock file actually gets priced

A Lubbock ARV is set inside a small radius, because the central neighborhoods are separated by real price lines. Tech Terrace commands a premium that Heart of Lubbock three blocks away does not, and an appraiser will not carry a 79413 comp into 79412. We use closed sales from the same neighborhood in the last 90 days, we check the days on market on those comps, and we treat a comp that took a cut as the honest number. On the older stock we want the foundation looked at: the caliche and clay under central Lubbock move with drought and irrigation cycles, and the pre-1960 slabs and pier-and-beam houses show it.

Lubbock has no river; it has playa lakes, and the flood zones sit around them and along the canyon. A 2008 storm dropped nearly eight inches in a day, and new construction is required to sit a foot above the curb for a reason. Pull the playa map before you buy in central or east Lubbock. Wind and hail are the insurance story: record gusts, dozens of severe hail days a decade, one to two percent wind and hail deductibles. Permits run through the city’s Citizen Self Service portal, contractors register with a bond, and a non-occupant owner can only pull structural permits themselves, so the trades need licensed subs. Inside the historic preservation overlay, historic masonry cannot be painted and siding over original material is prohibited.

A finished central Lubbock house exits two ways, and the numbers decide which. Under about 175 thousand the buyer is often another investor or a first-time buyer, and the rental math is strong because Texas Tech and the two hospital systems keep demand steady, so a DSCR refinance is a real ending. Tech Terrace and the south side exit to faculty, physicians and move-up families who compare your house to a new build in 79424 with a warranty. Price against that inventory. The buyer’s market means days on market run long, so the carry assumption needs a longer runway than a Dallas flip.
