Financing a deal in The Woodlands

The Woodlands is the master planned community north of Houston that Niche ranked the number one place to live in America in 2021 and again in 2022, and it is still number three on the 2026 list. It is also a favorite of ours: our founder lived here for years and his family still does, and some of the investors we work with buy nowhere else. Everything was planned before it was built. Schools sit next to parks, parks next to neighborhoods, and roughly 220 miles of wide, tree-lined pathways tie the villages together, with the forest kept between the houses and the parkways. The oldest villages, Grogan’s Mill and Panther Creek, hold the flip inventory: 1970s and 1980s wood-sided houses on wooded lots that have never been updated. The newer villages to the west and Creekside Park across the county line are mostly too new and too finished to flip.

Every exterior change here goes through the covenants. Each village has a Residential Design Review Committee, elected by residents, that approves paint colors, roofing, fences, additions and tree removal before work starts, and it meets on a schedule, not on yours. Submit the exterior package the week you close. The other deciding line is the tax stack: the township levies its own rate, most addresses also sit in a Woodlands MUD, and Montgomery County and the school district come on top, so a buyer’s escrow runs higher than the sticker price suggests.

A real term sheet

What a Woodlands deal looks like on paper

The Woodlands example: $300,000 purchase, $80,000 rehab, $500,000 after repair value, 730 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Picture a 1970s or early 1980s cedar-sided house in Grogan’s Mill: siding and trim repair, a roof under the pines, kitchen, baths and windows, all approved by the village design committee first. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

What we check first

Where The Woodlands prices sit right now

Before we price a Woodlands flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.

Redfin puts The Woodlands median sale price at $595,000 for the three months ending September 2026, down 1.7% from a year earlier, with homes selling after 35 days on market against 27 a year ago. Grogan’s Mill and the older villages in 77380 run well under that at a $446,000 Redfin median, selling in 37 days.

How a Woodlands file actually gets priced

An appraiser in The Woodlands comps by village, and so do we. A Grogan’s Mill house is not priced off a Sterling Ridge sale, and a lot backing onto a greenbelt or golf course trades above one facing a busy parkway. We use closed sales from the last 90 days in the same village and vintage. On the older wood-sided stock we want a scope for rot, siding and trim, and a look at the slab where big pines sit close to the foundation, because roots and drainage are the usual surprises.

Spring Creek runs along the south edge and Panther Branch cuts through the middle of the township, and low lots near both carry floodplain and a storm history; pull the flood zone and ask about prior claims. The forest is the other risk. Pines drop needles and limbs on roofs and gutters, tree removal needs covenant approval, and wood siding takes moisture hard. Insurance carriers price roof age and wind exposure, so a new roof often pays for itself in the buyer’s premium. Building permits come from Montgomery County or Harris County depending on the village, separate from the covenant review.

The exit

Who buys your finished The Woodlands deal

The finished house sells to a family relocating for the corporate offices in and around the township, the hospitals along I-45, and the ExxonMobil campus just south, and they buy for Conroe ISD or Tomball ISD schools and the trails. They expect the forest look kept intact: natural colors, wood or fiber cement siding, no stark modern facade the committee would reject anyway. Grogan’s Mill and Panther Creek resales near the 77380 median move; buyers above that have new construction to the north and west to compare against.

Questions

The Woodlands hard money FAQ

Do you lend hard money in The Woodlands?
Yes. Capital Kings is a broker, not a direct lender, so we shop your The Woodlands scenario across a 400+ lender network and bring back real terms instead of one lender’s rate sheet. The programs on this page are the ones whose lenders are licensed in Texas, and the numbers come from the same engine that prices our instant term sheet.
Which fix and flip programs apply in The Woodlands?
As of October 2026: Best Rate (15% down, from 8.99%); New Investor Program (12.5% down, from 9.75%); First Flip, 10% Down (10% down, from 9.99%); Best Value (5% down, from 9.99%); 7.5% Down, 3+ Flips (7.5% down, from 9.99%, 3+ completed flips); 5% Down, 3+ Flips (5% down, from 12.00%, 3+ completed flips); 5% Down, 5+ Flips (5% down, from 9.99%, 5+ completed flips); Lowest Down (100% financing) (100% financing when purchase plus rehab fits under 70% of ARV, closing costs rolled in when there's room, from 11.50%); Fastest Close (3 days) (10% down, from 11.99%). Rehab is funded 100 percent in draws on every one of them, and we shop the file against the rest of the network before anything is signed.
How fast can a Woodlands hard money loan close?
As little as 72 hours. Most The Woodlands fix and flip files fund in 5-14 days once the file is complete, and the 72-hour programs close that fast when title and insurance are ready. The First Flip, 10% Down program and the 7.5% Down, 3+ Flips program close in 21-30 days. The biggest delays are usually title issues or missing borrower documents, so getting those started early makes a big difference.
How much do I need to bring to close on a Woodlands flip?
The worked example on this page is a $300,000 The Woodlands purchase with a $80,000 rehab and a $500,000 after repair value at 730 credit, first flip: $45,000 down (15% of the purchase) and $61,797 total cash to close, with $97,693 of proof of funds to show the lender. The lowest down payment for a first flip in The Woodlands is 0% down (100% financing) at 11.50% from 650 credit, with no credit minimum, when purchase plus rehab fits under 70% of ARV, with the closing costs rolled into the loan when the whole loan stays under the cap, so a deal with the room brings no cash to closing. Rehab is funded 100 percent through draws in every case. Run your own numbers in the calculator above, or send us the deal and we will price it.
Do you fund the rehab budget in The Woodlands?
Yes, 100 percent of the rehab is funded, but it is a holdback released in draws rather than cash at closing. You pay for each phase, request a draw, an inspector verifies the work, and the lender reimburses. That means you need working capital to float the first phase, which is the single most common thing new investors miss on their first deal.
What credit score do I need for a Woodlands fix and flip loan?
One The Woodlands program has no credit floor at all, it is priced on speed rather than credit. The lowest rate here, 8.99%, needs 760+ credit. Depending on the program, rates step down at 660, 700 and 760 credit and origination steps down at 700 and 740. Credit matters less here than on a conventional loan because the deal carries the file, but it moves your rate and your leverage, so know where you stand before you make offers.
Can I refinance a Woodlands flip into a rental loan?
Yes. That is the BRRRR exit, and it is the most common way a Woodlands flip becomes a hold. A DSCR loan qualifies on the property’s rental income rather than your W-2, so once the rehab is done and it is leased, you refinance out of the short-term hard money loan into 30-year financing. Worth deciding before you start, because it changes what finish level makes sense.
Why do investors like The Woodlands right now?
Because the supply is close to fixed. The plan held back a large share of the land as permanent open space, more than a quarter of it by the developer’s count, and the villages are close to built out. When there is no new land left to build on, demand for a walkable, planned community lands on the existing houses, which is what we think keeps the older villages worth renovating. It is a township, not a city, so the covenants and village design committees do the job zoning does elsewhere.
Do I need Woodlands Township approval for my rehab?
For anything on the outside, yes. The village Residential Design Review Committee approves exterior paint, roofing, windows that change appearance, fences, additions and tree removal before the work begins. Interior work is not reviewed by the covenants, though county permits still apply. Build the committee’s meeting calendar into your timeline.
What taxes does a Woodlands buyer pay?
More layers than in a typical city. The township has its own tax rate, most addresses are inside a Woodlands municipal utility district, and county, school district and college district rates sit on top. Pull the full list of taxing units from the appraisal district for the exact address, because it drives your buyer’s monthly payment.
