Whichever Is Easier

Portal or Text. Your Choice.

You do not have to change how you work to get financing numbers. Use the portal while you are analyzing a deal, or send the same four details straight to Micah.

01 / Run It Yourself

Get instant terms in the portal.

Create a free account, add the property and run the numbers. Review the estimated loan amount, fees and cash to close, then generate a preliminary term sheet to share with prospective investors.

Your opportunity stays private until you choose to submit it to Capital Kings.

02 / Send It to Micah

Text the four deal numbers.

Send Micah's personal number (281) 636-5682:

  • Property address
  • Purchase price
  • Rehab budget
  • Estimated after-repair value (ARV)

If your buyer is already lined up, include their credit range and experience. Tell us your closing date and how your assignment fee is included in the price, too.

Text Your Deal to Micah

Portal estimates are generated instantly. Texted scenarios are reviewed by Micah; a response is not automated or guaranteed within a set time. Preliminary terms are estimates, not a buyer approval or commitment to lend.

Have It Ready for the Showing

Give Buyers More Than an Asking Price.

Text a preliminary term sheet before a showing, or bring it along so you can talk through the cash required. Explain which borrower assumptions the estimate uses. A different buyer may qualify for different terms.

In the partner portal, you can also create a shareable deal page with the property, deal numbers and financing illustration. Your buyer opens the link without a login. If they apply through it, their application connects to your opportunity.

Especially in Texas

Low Down Payments. The Whole Cash Picture.

Eligible deals in Texas metro areas (MSAs) can qualify for 5% down or 0% down financing, including options for first-time investors. Rural properties do not qualify for those Texas metro programs. The program depends on the buyer, the property, the renovation and the lender's limits.

Zero down does not automatically mean zero cash required. Closing costs, cash reserves and money to start the rehab can still matter. We show the estimated cash to close and explain what the buyer needs to have available before they commit.

Once an investor is interested, we help them through pre-approval and the application. You can check financing early instead of finding a cash gap at the end of the contract.

The Contract Has a Deadline

Tell Us the Closing Date Up Front.

Closing timelines matter. We check whether the deadline is realistic for the lender and deal, explain what is needed, and stay on top of title, the lender and outstanding conditions to keep the file moving.

Before You Market It

Check the financing.

Send the price, rehab, ARV and deadline. If there is a known buyer, include their experience and available cash.

When a Buyer Is Interested

Check the buyer.

Help them connect with us for pre-approval and confirm which structure fits their actual situation.

After Submission

Follow the file.

Track submitted deals and outstanding conditions in the portal. We handle the financing questions and work with the parties toward closing.

A preliminary term sheet is not a funding guarantee. The buyer still needs to qualify, and title, appraisal requirements and lender review can affect the closing date. If the requested timeline does not fit, we tell you.

Before You Send the Deal

Wholesaler Questions.

Yes. Text Micah at (281) 636-5682 with the address, purchase price, rehab budget and estimated ARV. Include the closing date and explain how the assignment fee is included. If a buyer is lined up, add their credit range and experience so the estimate can be more specific.

It lets you add opportunities, analyze deal numbers, generate preliminary term sheets, share deal pages and track submitted deals. Choose Wholesaler when creating your account. See the full partner page for the rest of the toolkit.

Yes. Share it as a preliminary financing illustration and keep the sample borrower assumptions visible. It is not an approval for every person viewing the property. Each buyer's credit, experience, cash and lender review can change the terms.

No. Those Texas programs depend on metro-area (MSA) eligibility and the property and buyer meeting the lender's requirements. Rural properties do not qualify for those metro programs. A low down payment does not remove closing costs or reserve requirements.

Some programs accept first-time investors. The eligible structure depends on the location, property, renovation, credit and cash available. Send the actual scenario so we can check the program rather than assuming the headline down payment applies.

We help the investor through pre-approval and check the requested deadline before the file moves forward. We coordinate the financing and follow up on outstanding items. Final approval and funding depend on the lender's review and the required conditions clearing.
