The Short Answer

Can You Finance a Wholesale Deal?

Yes, some fix and flip lenders finance investor purchases made through a wholesaler. The contract structure, assignment fee, property, renovation and buyer all need to fit. A financing illustration from the wholesaler is a starting point; your own loan needs its own review.

The purchase

We need the property address and your full acquisition price. Tell us whether you are taking an assignment or buying from the wholesaler after a separate closing.

The rehab and value

Send the work you plan to do, the budget and the sales supporting your estimated after-repair value. The lender's value review can change how much it will fund.

You and the deadline

Your credit range, completed flips, available cash and contract date help us check which lenders can actually handle this purchase.

Do Not Count the Fee Twice

What Happens to the Assignment Fee?

Show us the underlying purchase contract and the assignment agreement. The lender determines which acquisition costs it recognizes and whether the fee can be financed. Do not assume every lender will count the wholesaler's fee the same way.

Hypothetical purchase, before financing costs:

Seller contract: $150,000
Assignment fee: $10,000
Your total acquisition price: $160,000
Planned rehab: $40,000
Acquisition plus rehab: $200,000

If the wholesaler already quoted $160,000 including the fee, adding another $10,000 would count it twice. This is purchase math, not a loan quote. Closing costs, interest, holding costs and selling costs are additional.

A double closing has a different document trail. Tell us the structure early so the lender and title company can review it before your deadline. If you are the wholesaler looking to market the deal, use our partner page instead.

Look Past the Down Payment

Low Down Does Not Tell You All the Cash You Need.

Eligible deals in Texas metro areas (MSAs) may qualify for 0% or 5% down, including some first-time investors. Those programs do not cover every property or buyer. Rural properties do not qualify for those metro programs, and an assignment still needs lender review.

Cash to close

The down payment plus costs you pay at closing, after applicable credits and any costs the lender agrees to finance. Ask for the full breakdown.

Cash you must show

The lender may require reserves beyond what you spend at closing. A deal advertised with no down payment can still require substantial funds in your account.

Cash while renovating

Confirm how draws work before hiring your crew. Rehab money may be reimbursed after work and inspection, so plan for the cash needed between draws.

Put the Deal in Front of Us

Start With Four Numbers. Add the Closing Date.

Text Micah the address, total acquisition price, rehab budget and estimated ARV. Say how the assignment fee is included, when you need to close and whether this is your first flip. Add your credit range and available cash so we can assess the buyer as well as the house.

The online application generates preliminary terms. Micah reviews texted deals personally. Neither route commits a lender to fund; title, value, borrower review and the remaining conditions still have to clear.

Wholesale Purchase Questions.

Some lenders finance these purchases. We review the property, full acquisition price, assignment or resale structure, rehab, estimated value and buyer. Send the actual contract structure before assuming a program fits.

That depends on the lender and transaction. Send the original purchase contract and assignment agreement. We check whether the lender recognizes the fee as an eligible acquisition cost and how that affects the loan and your cash required.

Some first-time investors and eligible Texas MSA properties can fit low-down-payment programs. That does not automatically make an assignment eligible or remove reserve and closing-cost requirements. We check the buyer and the specific deal.

No. It may illustrate financing using sample borrower assumptions. Your credit, experience, cash, property review and lender conditions determine your own eligibility and terms.

Tell us the contract deadline at the start and provide the contracts, title contact, rehab budget and property access. We assess whether a lender can meet it. An application or preliminary term sheet does not guarantee the closing date.

No. This page is for the investor buying the property to renovate and sell or hold. If you need funding for the wholesaler's own side of a double closing, describe that separately so we can assess a different financing request.
