Texas Fix & FlipClosing at RiskIf financing falls through on a Texas flip, tell us what changed and when the contract closes. We will check replacement options, the cash required and what still has to happen before a lender can fund.

Replacement financing may be possible. The useful question is whether another lender can approve this deal, with your cash available, before the deadline. An unfinished title issue or an unsupported value estimate will not disappear just because the lender changes.
Give us the actual contract date, the title contact and whether the seller has agreed to an extension. If the deadline changes, we need to know.
A lender withdrawing a program is different from a low appraisal, a title problem or a buyer who cannot meet the cash requirement. Share the reason and any written conditions.
Tell us about the appraisal, title work, insurance, entity documents and rehab budget. A replacement lender decides what it accepts and what must be redone.
Be direct about the issue. Finding it after you have paid another fee wastes time you may not have.
We compare the deadline, cash to close, reserves, loan term, fees and renovation requirements together. The fastest available structure may require more cash or cost more over your planned hold.
Useful when a different lender accepts the property and borrower and has enough time to finish the required review. Ask which items have to be ordered again.
If the seller will agree, extra time may keep more financing options open. Talk with your agent and title company about documenting any contract change.
If the available cash, value or deadline does not support a workable loan, we explain the gap. A fresh term sheet alone does not solve it.
Eligible Texas MSA deals may have 0% or 5% down options. Those programs are subject to property and buyer eligibility, costs and reserves. They are not automatically the fastest replacement and do not apply to rural properties.
Start with a call or text to Micah. For statements, identification and other sensitive documents, use the secure application or borrower portal when requested. Have the existing lender's estimate and outstanding conditions ready for review.
If you already have a Capital Kings application, contact Micah about that file so we can work from the information you submitted. Otherwise, the application below gives us a starting point.
We can review replacement options. Send the address, purchase price, rehab, ARV, available cash, contract deadline and reason financing stopped. Whether another lender can fund depends on the property, borrower and remaining conditions.
No. We assess the deadline before recommending a path, but title, property review, underwriting and funding conditions determine whether closing is possible. Tell us immediately if an extension is available or the date changes.
The replacement lender decides. Send the report details and ordering information for review. Do not assume an existing appraisal can transfer or that a different lender will accept the same value.
We compare the full cash requirement, including closing costs and reserves, against your available funds. A different structure may help, but it may also change the rate, fees or timing. If a gap remains, we explain it before you rely on the financing.
Some programs accept first-time investors. The property, renovation scope, credit, cash and deadline still need to fit. Tell us this is your first flip when you send the scenario.
This page focuses on a purchase that has not closed. If you already own the property and your loan is nearing maturity, send the payoff, maturity date, work completed, current condition and planned sale or refinance so we can assess that different request.
Call or text Micah with the deal numbers and closing date. We will check what can realistically move forward and what still stands in the way.
