5% down fix and flip: what’s the real cash to close?

About 2.7 times the down payment. On a $160,000 purchase with a $45,000 rehab in the major Texas metros, 5% down is $8,000, and cash to close is $21,517 once origination, lender fees, title, insurance, the appraisal, prepaid interest and our broker fee are in. Proof of funds is $46,335, because the lender also checks that you can cover part of the rehab and six months of interest.

The numbers

Compare the options

Credit moves the rate and the interest in proof of funds; it barely moves cash to close.

The same deal at every credit score

First flip, $160,000 purchase, $45,000 rehab, $290,000 after repair value. The down payment and the fees barely move with credit; the rate does, and so does the six months of interest in proof of funds. Rates as of October 2026.

How it works

Where the numbers come from

The loan is $197,000: 95% of the purchase plus 100% of the rehab. The rehab is funded in draws as the work is done, so the first draw at closing covers the purchase and the rest follows inspections. Interest is charged only on what has been drawn, $1,455 a month at the start and $1,886 once the whole rehab is out.

Closing costs on this flip: $3,940 of origination, $840 of lender fees, $3,309 for title, $1,948 for a year of insurance, $550 for the appraisal, $930 of prepaid interest and our 1% broker fee, $2,000. That is $13,517 on top of the $8,000 down payment.

The deal has to fit. 95% of the purchase plus the rehab has to land under 75% of the after repair value, $217,500 here, which leaves $20,500 of room. With an $80,000 rehab on the same house the loan hits the cap, and the down payment grows to $22,500, with $37,132 to close.

5% down is for properties within about 30-40 miles of Houston, Dallas-Fort Worth, San Antonio or Austin, with 590 or higher credit. Outside the major Texas metros, flips usually start at 10% down.

Before you apply

Four things to check

  • Budget about 2.7 times the down payment. The closing costs on a small loan are close to the down payment itself.
  • Keep proof of funds in the account. The lender checks $46,335, and that money stays in your account through the project.
  • Check the cap before you offer.Past 75% of the after repair value, every extra dollar of rehab is cash you bring.
  • Ask about the rate after a few flips.Completed flips take the rate down to 10.49% at 10+ flips, with the same 5% down.
Questions

Straight answers

What is the real cash to close on a 5% down fix and flip?
On a $160,000 purchase with a $45,000 rehab and a $290,000 after repair value, at 700 credit on a first flip: $8,000 down and $13,517 of closing costs, $21,517 to close. Proof of funds is $46,335. Rates as of October 2026.
Why is cash to close so much more than 5%?
Because the closing costs are close to the size of the down payment on a loan this size. On this deal: $3,940 of origination, $840 of lender fees, $3,309 for title, $1,948 of insurance, $550 for the appraisal, $930 of prepaid interest and our $2,000 broker fee.
How much do I need in the bank for a 5% down flip?
$46,335 on this deal. That is the $21,517 you bring to closing plus $13,500 of the rehab and $11,318 of interest, which stay in your account. The lender verifies it with two months of bank statements.
What rate do I get at 5% down?
11.49% at 700 credit on a first flip, as of October 2026. The best credit band is 11.49% at 700 and up, and completed flips take it to 10.49% at 10+ flips. It is a 12-month, interest-only loan with 2% origination.
What credit score do I need for 5% down?
590 and up. The rate steps up below 700, to 12.99% at the bottom of the range, and cash to close moves only by the prepaid interest.
What if my deal does not fit under the cap?
Then the loan is capped at 75% of the after repair value and you bring the difference. On this house with an $80,000 rehab the down payment grows from $8,000 to $22,500, and cash to close to $37,132.
Is 5% down available outside Texas?
Not this program. It is for properties within about 30-40 miles of Houston, Dallas-Fort Worth, San Antonio or Austin. In other states most flips start at 10% down, and your state page has the programs we place there.
Do you pay a referral fee if I send you an investor?
Yes. We pay $500 to anyone who refers a real estate investor, realtors, wholesalers, contractors, other investors and lenders included, every time that investor closes a loan with us, for life. It comes out of our broker fee, so it never changes the investor’s terms. The details are on our referral program page.
Is Capital Kings the lender?
No. Capital Kings LLC is a broker, not a lender. We compare your flip across 400+ lenders, and our broker fee is one labeled line on the term sheet before you sign.
