$350,000 purchase, $60,000 rehab, $600,000 after repair value, 720 credit, no completed flips. Closing costs are origination, the lender’s fees, our 1% broker fee, title, insurance, the appraisal and prepaid interest. How it works

Where the numbers come from

A fix and flip loan covers the purchase and the rehab on one loan. The purchase funds at closing; the rehab is released in draws as the work is inspected, and interest is charged only on what has been drawn.

Cash to close is the down payment plus the closing costs: origination, the lender’s fees, title, a year of insurance, the appraisal, prepaid interest and our 1% broker fee. On New Investor Program that is $43,750 down and $18,133 of closing costs, $61,883 in all.

Proof of funds is cash the lender wants to see in your account on top of what you bring to closing, so a slow sale or a late contractor does not stall the project. It is not spent at closing. On this deal it is $95,938 on New Investor Program.

We place investor loans in Colorado and 36 other states, comparing each deal across 400+ lenders. Business-purpose loans only.

Before you apply

Four things to check

  • Run the after repair value first.Every program caps the loan at a share of the after repair value, so the appraisal decides how much you bring.
  • Budget proof of funds, not just cash to close. On New Investor Program the lender checks $95,938 against $61,883 to close.
  • Count your completed flips.Programs that need a track record cut the cash to close to about $25,716 here.
  • Itemize the rehab.Draws are released line by line after inspection.
