Run Your Deal Like a Broker

The same math I run before quoting any fix and flip: real loan sizing, the 70% rule, fees, and your actual cash to close. Move the sliders and see where your deal stands.

A screening rule, not a law. Strong deals sometimes work above it; thin deals can fail below it.

What This Math Actually Means

Why lenders cap at 70% to 75% of ARV

Your loan is sized two ways at once: the purchase minus your down payment, plus 100% of the rehab, but never more than the program's cap on the after repair value (75% on most programs, 70% on 100% financing). The tighter number wins. When the cap kicks in, the difference comes out of your pocket at closing.

Dutch vs. standard interest

Two lenders can quote the same rate and one loan still costs thousands more. Standard interest charges you only on drawn funds; Dutch charges on the full balance from day one. Always ask which one you are signing.

Cash to close is the real number

Rate gets the attention, but down payment plus fees is what leaves your account at the closing table. That is the number that decides whether you can do this deal and the next one at the same time.
