How a Springfield file actually gets priced
Greene County appraisers comp inside tight areas, and the north side and south side are separate markets, so we set the ARV on closed sales from the same part of town in the last 90 days. Zillow’s neighborhood values show why: Grant Beach, Robberson, Weller and Heart of the Westside all sit well under the Midtown and downtown numbers. Near campus, check whether the comps were owner-occupant sales or investor purchases, because student-rental houses trade on rent. And if there’s any sign of foundation movement, we want to know whether it’s ordinary settling or something tied to the karst before the file goes out.
Karst is the local risk nobody from out of state expects. The city requires a permit before any land disturbance or motorized equipment inside a sinkhole, with a plan showing the sinkhole, its drainage area and setbacks, and it can require a geological and hydrological evaluation; the county’s design standards say construction in sinkholes should be avoided. For a cosmetic flip that rarely matters, but for an addition, a new driveway, grading or a garage it can. Stormwater also runs through the sinkholes, so low lots near them flood in heavy rain. On top of that, the Ozarks see hail and severe storms every spring, so the roof is a line item on most files.
