Financing a deal in Huntington

Huntington is a river town and a college town at once: Marshall University, two large hospitals and the Ohio River floodwall shape almost everything about its housing. The city was laid out on a grid, and the Southside around Ritter Park holds some of the best early 1900s housing in the state, big frame and brick homes with porches. Highlawn and the east end have smaller, older worker housing, and West Huntington has modest houses that trade at low prices. Flips here are cheap to buy and quick to sell when they’re done right.

The Huntington deal is decided by speed. Houses in the city have been selling fast this year, far faster than a year ago, and prices have moved up, which is unusual for a small Appalachian market and good news for the resale. It also means well-priced houses near Ritter Park and Marshall don’t last. On the other side, parts of the west end and Fairfield still have vacant houses left over from years of population loss, and a finished flip there can outrun what the block will pay. How a Huntington file actually gets priced

Cabell County appraisals work from a thin set of sales, so the appraiser leans on the nearest comparable houses of similar age and size. We use closed sales from the same part of the grid within the last 90 days where they exist and stretch to six months when they don’t, and we won’t mix a Southside four-bedroom with a West Huntington two-bedroom. Porches, original woodwork and a second bath help. A house on a block with visible vacancy will be adjusted down no matter what you put inside it.

The city sits behind the Ohio River floodwall built after the 1937 flood, which protects most neighborhoods, but check the flood map on anything near the Guyandotte River or outside the wall. The early 1900s houses bring knob and tube wiring, old roofs, settling porches and lead paint, and many have stone or block foundations that need tuckpointing and drainage. West Virginia requires a state contractor license once a job passes a modest dollar amount, so check your trades before you sign. Look up the address for code enforcement or demolition orders, especially on the west side.

Do you fund the rehab budget in Huntington?
Yes, 100 percent of the rehab is funded, but it is a holdback released in draws rather than cash at closing. You pay for each phase, request a draw, an inspector verifies the work, and the lender reimburses. That means you need working capital to float the first phase, which is the single most common thing new investors miss on their first deal.
What credit score do I need for a Huntington fix and flip loan?
The lowest credit floor among the Huntington programs is 600. The best pricing needs 700 or higher, and it improves again at 740. Credit matters less here than on a conventional loan because the deal carries the file, but it moves your rate and your leverage, so know where you stand before you make offers.

Is Huntington, WV a good place for a first flip?
It can be. Purchase prices are low, which keeps your cash to close down, and houses have been selling quickly this year. West Virginia has a program we can price for a first flip, which the example on this page uses, and it needs strong credit and a bigger down payment than the 5% down programs that want completed flips. Stick to the stronger blocks on the Southside or near campus for a first one.
Should I flip or rent near Marshall University?
Near campus, run both. A three or four bedroom house close to Marshall can rent to students or staff and often cash flows well at Huntington prices, while the same house finished for an owner competes with Southside homes that have more curb appeal.
