The city itself is a steady, supply-limited market boxed in by mountains, water and military land. The flip stock is the 1960s to 1980s split entries, ranches and duplexes in Muldoon, Mountain View, Spenard and Midtown, and the buyer is often military, oil and gas or health care.

How an Anchorage file actually gets priced
Comps in Anchorage are thinner than in a Lower 48 city this size, and appraisers stretch across neighborhoods and time more often, so we build the ARV carefully. A Sand Lake sale doesn't describe Mountain View, and Eagle River is its own market. We use recent closings from the same part of town and the same housing type, and we pay attention to condos and townhomes separately, because a lot of the city's attainable stock is attached housing with association rules and dues.
Seismic risk is real here. The 1964 earthquake and the 2018 quake both damaged Anchorage homes, and the municipality maps ground failure zones along the bluffs and in soft soils, so check the map and look for past repairs. Frost heave and poor drainage crack foundations and move garage slabs. Snow load, ice dams and old roofs go together. Permits run through the Municipality of Anchorage Development Services, and the building season means inspection calendars fill up in summer.

A finished Anchorage house sells to a buyer from JBER, the oil and gas industry, the hospitals or state and federal offices, and many of them use VA financing. Military moves create a steady summer rush of buyers and a quieter winter. Listing in spring or summer shortens days on market.
