The market

Financing a deal in Wasilla

Wasilla is the center of the Mat-Su, the fastest growing part of Alaska, and a lot of its buyers commute down the Parks and Glenn highways to Anchorage for work. Land is cheaper here, so the stock is very different from the city: 1980s to 2000s two-story and split-level homes on large lots, plenty of acreage, and a steady supply of new subdivisions. Flips are usually a dated house on a big lot that needs systems, finishes and a driveway that survives breakup.

The Wasilla deal is decided by what is under and around the house rather than inside it. Most homes outside town run on a private well and septic system, and a failed septic test or poor water report can stall the sale, so test both before you close. The other decider is new construction. Builders keep adding homes across the Mat-Su, and your finished house competes with a new one with a warranty, so the price and the finish have to make sense next to that.

A real term sheet

What a Wasilla deal looks like on paper

Wasilla example: $320,000 purchase, $55,000 rehab, $510,000 after repair value, 730 credit, 10 or more flips completed. The engine puts that borrower on the 5% Down, 5+ Flips program at 9.99%. Think a 1990s two-story on an acre off the Parks Highway in 99654: well and septic tested, a new boiler, flooring, a kitchen, both baths and a regraded driveway. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Interest while you rehab: $2,531 a month on the $304,000 funded at closing, $2,989 once every draw is out. Proof of funds is cash to close plus $14,850 of rehab reserve and $17,932 of interest reserve. 2. Rate is set per file from 9.99%; origination about 2% plus a $995 processing fee.

Origination has a $2,000 minimum on every program and the broker fee is 1% with a $2,000 minimum. These are the numbers the instant term sheet uses as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

Before we price a Wasilla flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.

Underwriting

How a Wasilla file actually gets priced

We comp Wasilla by lot size, utilities and distance to the highway, because a house on an acre with a well off a gravel road is a different product from one on city water near the lakes. Appraisers here often reach several miles for comparable sales. We look at outbuildings and garages separately, since a heated shop adds value to some buyers and nothing to others, and we want any added square footage documented.

Much of the Mat-Su has little residential code inspection compared with Anchorage, which means the history of a house can be uneven, so a thorough inspection matters more here. The 2018 earthquake damaged homes across the valley; look for patched foundations and racked framing. Wildfire is a real summer risk in the spruce forests north and west of town, and insurers ask about it. Spring breakup turns gravel roads and driveways to mud, and frost heave cracks slabs.

The exit

Who buys your finished Wasilla deal

The finished Wasilla house sells to Anchorage commuters looking for more house and more land for the money, families from the military bases who want space, and local buyers, many on VA or USDA rural loans. Those loans have their own appraisal and condition rules, so finish to them. Spring and summer listings move best. Rentals are in demand because of the commuter population, so a DSCR refinance is a sensible backup.

Questions

Wasilla hard money FAQ

Do you lend hard money in Wasilla?
Yes. Capital Kings is a broker, not a direct lender, so we shop your Wasilla scenario across a 400+ lender network and bring back real terms instead of one lender’s rate sheet. The programs on this page are the ones whose lenders are licensed in Alaska, and the numbers come from the same engine that prices our instant term sheet.
Which fix and flip programs apply in Wasilla?
As of October 2026: First Flip, 10% Down (10% down, from 11.00%); 5% Down, 5+ Flips (5% down, from 9.99%, 5+ completed flips). Rehab is funded 100 percent in draws on every one of them, and we shop the file against the rest of the network before anything is signed.
How fast can a Wasilla hard money loan close?
In Alaska, once the file is complete, the program for investors with 5+ completed flips closes in 10-14 days and a first flip on the 10% down program closes in 21-30 days. The biggest delays are usually title issues or missing borrower documents, so getting those started early makes a big difference.
How much do I need to bring to close on a Wasilla flip?
The worked example on this page is a $320,000 Wasilla purchase with a $55,000 rehab and a $510,000 after repair value at 730 credit, 10 or more flips completed: $16,000 down (5% of the purchase) and $37,461 total cash to close, with $70,243 of proof of funds to show the lender. Rehab is funded 100 percent through draws in every case. Run your own numbers in the calculator above, or send us the deal and we will price it.
Do you fund the rehab budget in Wasilla?
Yes, 100 percent of the rehab is funded, but it is a holdback released in draws rather than cash at closing. You pay for each phase, request a draw, an inspector verifies the work, and the lender reimburses. That means you need working capital to float the first phase, which is the single most common thing new investors miss on their first deal.
What credit score do I need for a Wasilla fix and flip loan?
The lowest credit floor among the Wasilla programs is 660, on 5% down with 5+ completed flips. A first flip needs 680 or higher. The lowest rate here, 9.99%, needs 660+ credit and 5+ completed flips. Depending on the program, rates step down at 700 and 760 credit. Credit matters less here than on a conventional loan because the deal carries the file, but it moves your rate and your leverage, so know where you stand before you make offers.
Can I refinance a Wasilla flip into a rental loan?
Yes. That is the BRRRR exit, and it is the most common way a Wasilla flip becomes a hold. A DSCR loan qualifies on the property’s rental income rather than your W-2, so once the rehab is done and it is leased, you refinance out of the short-term hard money loan into 30-year financing. Worth deciding before you start, because it changes what finish level makes sense.
Do I need a well and septic inspection to flip a house in Wasilla?
You should get both before you close, and your buyer’s lender will almost certainly ask for them. A failed septic system or a well with poor flow or water quality can cost more than the kitchen. Put the tests in your due diligence period and adjust your offer if either comes back weak.
Can I get a flip loan in the Mat-Su Valley?
Yes. In Alaska a first flip can be priced at 10% down with 680+ credit (from 11.00%). Programs that need completed flips: 5% down from 9.99% with 5+ flips. The worked example on this page uses the experienced tier, so set the calculator to your own experience. Rural properties on large acreage can need extra review, so send the address and lot size early.
