The market

Financing a deal in Fairbanks

Fairbanks is Interior Alaska, and the climate writes the rules. Winter lows sit far below zero for long stretches, so a house here is judged first on how it holds heat and how its pipes survive. The economy rests on two big military posts, Fort Wainwright and Eielson, plus the University of Alaska Fairbanks and the hospital. The flip stock is 1950s to 1980s ranches, split levels and duplexes in Hamilton Acres, Aurora, Shannon Park and South Fairbanks.

The Fairbanks deal is decided by the ground and the heat source. Parts of the Goldstream Valley and the lower College area sit on permafrost, and a house built on thawing ground can settle, crack and tilt in ways no cosmetic budget fixes, so know what is under the lot. Then the heating plant: oil boilers, Toyo stoves, wood and pellet heat all show up, and the borough limits wood smoke on bad air days. A buyer will ask what the house costs to heat in January, so be ready with an answer.

A real term sheet

What a Fairbanks deal looks like on paper

Fairbanks example: $210,000 purchase, $55,000 rehab, $360,000 after repair value, 730 credit, 10 or more flips completed. The engine puts that borrower on the 5% Down, 5+ Flips program at 9.99%. Say a 1960s Hamilton Acres ranch in 99701: a new oil-fired boiler, an arctic entry, triple-pane windows, a kitchen and a bath, done before the first hard freeze. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Interest while you rehab: $1,661 a month on the $199,500 funded at closing, $2,119 once every draw is out. Proof of funds is cash to close plus $14,850 of rehab reserve and $12,712 of interest reserve. 2. Rate is set per file from 9.99%; origination about 2% plus a $995 processing fee.

Origination has a $2,000 minimum on every program and the broker fee is 1% with a $2,000 minimum. These are the numbers the instant term sheet uses as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

Where Fairbanks prices sit right now

Before we price a Fairbanks flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.

Redfin puts the Fairbanks median sale price at $315,000 for the three months ending September 2026, up 6.9% from a year earlier, with homes selling after 50 days on the market on average.

Underwriting

How a Fairbanks file actually gets priced

Fairbanks comps are thin, and an appraiser will reach across neighborhoods and back in time. We build the ARV from sales in the same part of town with the same heat source and foundation type, because a ranch on a full concrete foundation in Hamilton Acres is not the same product as a cabin on posts in the hills. Square footage on older houses can be off where an arctic entry or porch was closed in, and wells and septic outside the city service area need their own tests.

Permafrost and frost heave are the local risk that sinks budgets; look for sloping floors, sticking doors and a crawlspace with ice in it. The Chena River floods were the reason for the Moose Creek Dam and the Chena Lakes flood control project, but low ground near the river and the sloughs still maps as flood zone. Frozen and burst pipes in a vacant house over winter are common, so keep the heat on through the rehab. Inspections and permits work differently inside city limits than in the rest of the borough, so confirm which rules apply.

The exit

Who buys your finished Fairbanks deal

The finished Fairbanks house sells to military families on orders to Wainwright or Eielson, most of them on VA loans, plus university and hospital staff. Orders follow a summer calendar, so a house finished in spring meets the biggest wave of buyers. A VA appraisal wants working heat, no peeling paint and safe stairs. Rents near the posts are steady, which makes duplexes and small multifamily a real DSCR hold when a listing does not sell before winter.

Questions

Fairbanks hard money FAQ

Do you lend hard money in Fairbanks?
Yes. Capital Kings is a broker, not a direct lender, so we shop your Fairbanks scenario across a 400+ lender network and bring back real terms instead of one lender’s rate sheet. The programs on this page are the ones whose lenders are licensed in Alaska, and the numbers come from the same engine that prices our instant term sheet.
Which fix and flip programs apply in Fairbanks?
As of October 2026: First Flip, 10% Down (10% down, from 11.00%); 5% Down, 5+ Flips (5% down, from 9.99%, 5+ completed flips). Rehab is funded 100 percent in draws on every one of them, and we shop the file against the rest of the network before anything is signed.
How fast can a Fairbanks hard money loan close?
In Alaska, once the file is complete, the program for investors with 5+ completed flips closes in 10-14 days and a first flip on the 10% down program closes in 21-30 days. The biggest delays are usually title issues or missing borrower documents, so getting those started early makes a big difference.
How much do I need to bring to close on a Fairbanks flip?
The worked example on this page is a $210,000 Fairbanks purchase with a $55,000 rehab and a $360,000 after repair value at 730 credit, 10 or more flips completed: $10,500 down (5% of the purchase) and $26,836 total cash to close, with $54,398 of proof of funds to show the lender. Rehab is funded 100 percent through draws in every case. Run your own numbers in the calculator above, or send us the deal and we will price it.
Do you fund the rehab budget in Fairbanks?
Yes, 100 percent of the rehab is funded, but it is a holdback released in draws rather than cash at closing. You pay for each phase, request a draw, an inspector verifies the work, and the lender reimburses. That means you need working capital to float the first phase, which is the single most common thing new investors miss on their first deal.
What credit score do I need for a Fairbanks fix and flip loan?
The lowest credit floor among the Fairbanks programs is 660, on 5% down with 5+ completed flips. A first flip needs 680 or higher. The lowest rate here, 9.99%, needs 660+ credit and 5+ completed flips. Depending on the program, rates step down at 700 and 760 credit. Credit matters less here than on a conventional loan because the deal carries the file, but it moves your rate and your leverage, so know where you stand before you make offers.
Can I refinance a Fairbanks flip into a rental loan?
Yes. That is the BRRRR exit, and it is the most common way a Fairbanks flip becomes a hold. A DSCR loan qualifies on the property’s rental income rather than your W-2, so once the rehab is done and it is leased, you refinance out of the short-term hard money loan into 30-year financing. Worth deciding before you start, because it changes what finish level makes sense.
Can I get a hard money loan for a flip in Fairbanks?
Yes, though few national programs cover Alaska. In Alaska a first flip can be priced at 10% down with 680+ credit (from 11.00%). Programs that need completed flips: 5% down from 9.99% with 5+ flips. The example here uses the experienced tier, so set the calculator to your own track record to see your terms. The scope and the heating system get a closer look in a Fairbanks file than in a Lower 48 one.
How do I know if a Fairbanks house sits on permafrost?
Ask the seller, look at the floors and doors, and check the borough and university mapping for the area; the Goldstream Valley and some north-facing hillsides are known for it. A foundation inspection is worth the cost on any house off the valley floor. If permafrost is moving the house, we would rather pass on the deal with you than finance a budget that cannot fix it.
