Financing a deal in Albuquerque

Albuquerque is a steady, mid-priced market driven by Kirtland Air Force Base, Sandia National Labs, UNM and the hospital systems. The flip stock is mostly 1950s to 1970s stucco ranches in the Northeast Heights and around Nob Hill, plus older adobe and territorial houses in the valley. On our shelf, New Mexico is a market for experienced flippers: the priced lane here wants five or more completed flips, so this page is written for investors with a track record.

Two costs catch newcomers in Albuquerque. The first is cooling. A lot of the Heights houses still run evaporative coolers on the roof, and converting to refrigerated air with proper ductwork is the upgrade buyers notice most. The second is tax. New Mexico charges gross receipts tax on most services, including contractor work, and when it gets passed to you it shows up as a separate line on the invoice. Albuquerque values change street by street between the Heights, the valley and the Westside, and an appraiser will stay inside those lines. We comp with closed sales from the same quadrant and similar vintage in the last 90 days. A pitched-roof Heights ranch is compared with its neighbors, not with a flat-roof pueblo-style house across town. We also check the roof type on every file. Flat roofs with parapets need a solid membrane and working canales (roof drain spouts), and a leak stain in the ceiling is the first thing a buyer’s inspector writes up.

Flooding here comes from arroyos, not rivers. Summer monsoon storms send runoff down the dry channels that cut through the Heights and the Westside, and properties next to an arroyo can land in a mapped flood hazard area. Check the city and AMAFCA flood maps before you buy, and look at how the lot drains. Desert soils can settle when they get wet, so a leaking line or poor grading can crack stucco and slabs. Permits run through the City of Albuquerque Planning Department, and older valley properties sometimes come with unpermitted additions that the appraiser won’t count.

Do you fund the rehab budget in Albuquerque?
