The market

Financing a deal in Las Cruces

Las Cruces is New Mexico’s second city, set in the Mesilla Valley with the Organ Mountains on the east. Demand comes from New Mexico State University, White Sands Missile Range, the hospitals and a steady stream of retirees, and El Paso is under an hour south. The flip stock is 1960s to 80s stucco ranches near the university and downtown, older adobes in the historic districts, and 2000s tract homes out on the East Mesa.

Las Cruces flips are won on cooling and roofs. Many older houses still run evaporative coolers, and buyers here pay for refrigerated air because summer heat lasts for months. Flat and low-slope roofs take a beating from the sun, so a roof coat or a new membrane is common scope. Keep the finish practical and durable. This is a value market, and the buyer is comparing your house with newer stucco homes on the East Mesa at similar prices.

A real term sheet

What a Las Cruces deal looks like on paper

Las Cruces example: $170,000 purchase, $45,000 rehab, $300,000 after repair value, 730 credit, 10 or more flips completed. The engine puts that borrower on the 5% Down, 5+ Flips program at 9.99%. Picture a 1970s stucco ranch near the university: roof, a swap from swamp cooler to refrigerated air, kitchen, bath and new flooring. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Underwriting

How a Las Cruces file actually gets priced

Appraisers in Las Cruces split the city into the older core, the East Mesa and the valley, and they rarely mix them. A University area ranch gets University area comps, and an East Mesa tract sale will not carry it. New Mexico is a non-disclosure state, so sale prices come from the MLS rather than public records. We work from closed MLS sales in the same part of town over the last few months and watch days on market, which has run longer here than in the hotter Western metros.

Monsoon storms send water down the arroyos off the Organ Mountains and across the East Mesa, and some lots near those channels sit in mapped flood zones, so check before you buy. The soils include caliche and collapsible desert sand that can settle when wet, which shows up as cracked stucco and slabs where drainage is poor. Older valley houses near the river and farm ditches deserve a look at groundwater and septic. Permits run through the City of Las Cruces.

The exit

Who buys your finished Las Cruces deal

The finished Las Cruces house sells to a missile range or base employee, a university hire, a nurse or a retiree, and a good share use VA or FHA financing, so the house needs to pass a condition review cleanly. Retirees like single-story layouts and low-maintenance yards. Rents are steady thanks to the student and government workforce, so a DSCR hold is a practical Plan B on a close-in house near the university.

Questions

Las Cruces hard money FAQ

Do you lend hard money in Las Cruces?
Yes. Capital Kings is a broker, not a direct lender, so we shop your Las Cruces scenario across a 400+ lender network and bring back real terms instead of one lender’s rate sheet. The programs on this page are the ones whose lenders are licensed in New Mexico, and the numbers come from the same engine that prices our instant term sheet.
Which fix and flip programs apply in Las Cruces?
As of October 2026: First Flip, 10% Down (10% down, from 9.99%); 7.5% Down, 3+ Flips (7.5% down, from 9.99%, 3+ completed flips); 5% Down, 5+ Flips (5% down, from 9.99%, 5+ completed flips); 100% Financing, 2+ Flips (100% financing when purchase plus rehab fits under 70% of ARV, from 9.50%, 2+ completed flips). Rehab is funded 100 percent in draws on every one of them, and we shop the file against the rest of the network before anything is signed.
How fast can a Las Cruces hard money loan close?
In New Mexico, once the file is complete, the programs for investors with completed flips close in 7-14 days (10-14 on 5% down with 5+ flips, 21-30 on 7.5% down with 3+ flips) and a first flip on the 10% down program closes in 21-30 days. The biggest delays are usually title issues or missing borrower documents, so getting those started early makes a big difference.
How much do I need to bring to close on a Las Cruces flip?
The worked example on this page is a $170,000 Las Cruces purchase with a $45,000 rehab and a $300,000 after repair value at 730 credit, 10 or more flips completed: $8,500 down (5% of the purchase) and $22,487 total cash to close, with $46,302 of proof of funds to show the lender. Investors with a track record can go to 0% down (100% financing) from 9.50% at 620+ credit with 2+ completed flips, when purchase plus rehab fits under 70% of ARV, and you still bring the closing costs in cash. Rehab is funded 100 percent through draws in every case. Run your own numbers in the calculator above, or send us the deal and we will price it.
Do you fund the rehab budget in Las Cruces?
Yes, 100 percent of the rehab is funded, but it is a holdback released in draws rather than cash at closing. You pay for each phase, request a draw, an inspector verifies the work, and the lender reimburses. That means you need working capital to float the first phase, which is the single most common thing new investors miss on their first deal.
What credit score do I need for a Las Cruces fix and flip loan?
The lowest credit floor among the Las Cruces programs is 620, on 100% financing (under 70% of ARV) with 2+ completed flips. A first flip needs 660 or higher. The lowest rate here, 9.50%, needs 620+ credit and 2+ completed flips. Depending on the program, origination steps down at 700 and 740. Credit matters less here than on a conventional loan because the deal carries the file, but it moves your rate and your leverage, so know where you stand before you make offers.
Can I refinance a Las Cruces flip into a rental loan?
Yes. That is the BRRRR exit, and it is the most common way a Las Cruces flip becomes a hold. A DSCR loan qualifies on the property’s rental income rather than your W-2, so once the rehab is done and it is leased, you refinance out of the short-term hard money loan into 30-year financing. Worth deciding before you start, because it changes what finish level makes sense.
Do I need to replace the swamp cooler on a Las Cruces flip?
Usually, yes, if you want top price. Buyers here compare cooling first, and refrigerated air sells better than an evaporative cooler, especially to retirees and buyers moving from out of state. Price the ductwork and electrical with it, since older houses may need a panel upgrade to carry the load.
Can a new investor get a flip loan in Las Cruces?
Yes. In New Mexico a first flip can be priced at 10% down with 660+ credit (from 9.99%). The worked example uses an experienced investor on a lower down payment program; switch the calculator to “This is my first” to see how a first flip on the same house prices.
