The market

Financing a deal in Wichita

Wichita is an aircraft town with low entry prices and quick sales, which makes it one of the more forgiving places in the middle of the country to flip. The plants and McConnell Air Force Base anchor the job base. The flip stock ranges from 1910s and 1920s homes in College Hill and Riverside to mid-century ranches with basements across the east and south sides, and the rehabs are usually straightforward.

In Wichita, a deal depends on the neighborhood more than the house. College Hill, Riverside and Delano are established, character neighborhoods where buyers pay for original details kept intact. Hilltop, Planeview and the south side are working-class ranch neighborhoods where the buyer is watching the monthly payment, so a durable, simple finish is the right call. Houses here sell fast, which keeps holding costs low, but only when the list price matches the street.

A real term sheet

What a Wichita deal looks like on paper

Wichita example: $125,000 purchase, $40,000 rehab, $235,000 after repair value, 730 credit, first flip. The engine puts that borrower on the Fastest Close (3 days) program at 11.99%. Picture a 1950s Hilltop-area ranch with a basement: roof, furnace and AC, kitchen, bath, flooring and a dry basement. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

How a Wichita file actually gets priced

Wichita comps are tight and local. We pull closed sales from the same neighborhood inside about three months, and we keep east-side ranches separate from the older homes near downtown because they appeal to different buyers. With entry prices this low, the rehab budget is a large share of the total cost, so we look closely at the scope: the roof, furnace and water in the basement are the three lines that most often come in over budget. A clean contractor bid does more for a Wichita file than a high ARV.

Kansas weather is the headline: hail and tornado season wear on roofs, and insurers look hard at roof age and condition. Most houses have basements, so check for water, foundation cracks and bowed walls before you close. Some low areas near the Arkansas River and the drainage channels sit in a mapped floodplain, so check the address. Permits for the City of Wichita and unincorporated Sedgwick County go through the Metropolitan Area Building and Construction Department (MABCD), which also answers floodplain questions for a site.

The exit

Who buys your finished Wichita deal

A finished Wichita house sells to a local first-time buyer, a plant worker or a military family from McConnell, often with FHA or VA financing, and priced-right homes go under contract quickly. The ceiling is real, though. Buyers here have lots of choices below the city median, so over-improving the house won’t pay you back. When the resale margin is thin, the rent-to-price ratio makes a DSCR hold a practical way out.

Questions

Wichita hard money FAQ

Do you lend hard money in Wichita?
Yes. Capital Kings is a broker, not a direct lender, so we shop your Wichita scenario across a 400+ lender network and bring back real terms instead of one lender’s rate sheet. The programs on this page are the ones whose lenders are licensed in Kansas, and the numbers come from the same engine that prices our instant term sheet.
Which fix and flip programs apply in Wichita?
As of September 2026: Experienced Investor Rate (15% down, from 9.00%, 2+ completed flips); 5% Down, 3+ Flips (5% down, from 11.00%, 3+ completed flips); 5% Down, 5+ Flips (5% down, from 9.99%, 5+ completed flips); Fastest Close (3 days) (10% down, from 11.99%). Rehab is funded 100 percent in draws on every one of them, and we shop the file against the rest of the network before anything is signed.
How fast can a Wichita hard money loan close?
Most Wichita fix and flip files close in 7 to 10 business days. Clean files with title opened and the appraisal ordered early can close in as few as 5. The delays we see are almost never the lender, they are title issues and slow document returns on the borrower side.
How much do I need to bring to close on a Wichita flip?
The worked example on this page is a $125,000 Wichita purchase with a $40,000 rehab and a $235,000 after repair value at 730 credit, first flip: $12,500 down (10%) and $24,257 total cash to close, with $45,399 of proof of funds to show the lender. Rehab is funded 100 percent through draws in every case. Run your own numbers in the calculator above, or send us the deal and we will price it.
Do you fund the rehab budget in Wichita?
Yes, 100 percent of the rehab is funded, but it is a holdback released in draws rather than cash at closing. You pay for each phase, request a draw, an inspector verifies the work, and the lender reimburses. That means you need working capital to float the first phase, which is the single most common thing new investors miss on their first deal.
What credit score do I need for a Wichita fix and flip loan?
One Wichita program has no credit floor at all, it is priced on speed rather than credit. The best pricing needs 700 or higher, and it improves again at 740. Credit matters less here than on a conventional loan because the deal carries the file, but it moves your rate and your leverage, so know where you stand before you make offers.
Can I refinance a Wichita flip into a rental loan?
Yes. That is the BRRRR exit, and it is the most common way a Wichita flip becomes a hold. A DSCR loan qualifies on the property’s rental income rather than your W-2, so once the rehab is done and it is leased, you refinance out of the short-term hard money loan into 30-year financing. Worth deciding before you start, because it changes what finish level makes sense.
Can I flip my first house in Wichita with a hard money loan?
Yes, there’s a lane that takes a first flip here, but it’s the fastest-close option, so it asks for more down and a higher rate than the others. The lower down payments and the better rate in Kansas want two or three completed flips. The programs table on this page shows exactly what applies at your experience level.
Who handles building permits for a Wichita flip?
The Metropolitan Area Building and Construction Department, known as MABCD. It issues permits and schedules inspections for the City of Wichita and unincorporated Sedgwick County through an online portal, and it can tell you whether a lot sits in a floodplain. Get the permits moving the week you close so inspections line up with your draws.
