The market

Financing a deal in Omaha

Omaha is a stable, fast-moving Midwest market with a lot of old housing. Benson, Dundee, Florence and the neighborhoods north and south of downtown are full of homes from the 1900s to the 1940s: bungalows, foursquares and story-and-a-halfs with basements. Out west in Millard, the stock is 1970s and 80s split-levels. On our shelf, Nebraska lending is for investors with completed flips, so this page is written for someone who has done a few already.

Lead is the Omaha issue most out-of-town investors miss. The eastern part of the city sits inside the Omaha Lead Superfund Site, the result of decades of smelter emissions, and the EPA still tests and cleans yards at eligible homes. On top of that, most of these houses were painted before 1978. Plan lead-safe work practices into the scope and check the yard status on east Omaha addresses. The other thing that shapes a deal here is speed. Homes go under contract quickly, so a finished house priced right won’t cost you much in carry.

How an Omaha file actually gets priced

We comp Omaha houses by neighborhood and era. A Dundee foursquare and a North Omaha bungalow a few miles apart trade at very different values, and appraisers don’t mix them. Closed sales from the last three months within the same neighborhood set the ARV. On older houses, the budget items that decide whether the deal works are the mechanicals: boilers, old wiring, clay sewer lines and basement walls that have started to bow. A contractor bid that covers those tells us more than a comp list does.

East Omaha lead is the first check, both paint inside the house and soil in the yard. Basement water and bowed foundation walls are common in the older neighborhoods. Low areas near the Missouri River and Papillion Creek can sit in a floodplain, and the 2019 flooding is a reminder to check the map. If you plan to rent the house, Omaha’s rental registration and inspection ordinance requires rental properties to be registered, with inspections scheduled after written notice to the owner and tenant. Budget for passing it.

A finished Omaha house sells to a local first-time buyer, a young professional who wants an older neighborhood like Benson or Dundee, or a family from Offutt Air Force Base, and houses priced to the street sell quickly. Keep the finish in line with the neighborhood, because buyers here are value-minded. If the sale numbers get tight, the DSCR rental exit is realistic in North and South Omaha, but the house has to be registered and ready for inspection.

Do you fund the rehab budget in Omaha?
Yes, 100 percent of the rehab is funded, but it is a holdback released in draws rather than cash at closing. You pay for each phase, request a draw, an inspector verifies the work, and the lender reimburses. That means you need working capital to float the first phase, which is the single most common thing new investors miss on their first deal.
What credit score do I need for an Omaha fix and flip loan?
The lowest credit floor among the Omaha programs is 600. The best pricing needs 700 or higher, and it improves again at 740. Credit matters less here than on a conventional loan because the deal carries the file, but it moves your rate and your leverage, so know where you stand before you make offers. Note that every priced Omaha lane wants at least 2 completed flips; a first flip is placed per file.
Can I refinance an Omaha flip into a rental loan?
Yes. That is the BRRRR exit, and it is the most common way an Omaha flip becomes a hold. A DSCR loan qualifies on the property’s rental income rather than your W-2, so once the rehab is done and it is leased, you refinance out of the short-term hard money loan into 30-year financing. Worth deciding before you start, because it changes what finish level makes sense.
Can I get a hard money loan for my first flip in Omaha?
Not on a priced program right now. The Nebraska lanes we can fund require completed flips, two or more for the better rate and three or more for the 5% down option. If you’re newer, you can still send the deal and we’ll review it case by case, but we won’t promise a first-flip program here.
How does the Omaha lead Superfund site affect a flip?
Much of east Omaha is inside the EPA’s Omaha Lead Superfund Site, where yards have been tested and cleaned because of lead from old smelting operations. It doesn’t stop a flip, but you should check the yard’s status, use lead-safe work practices on painted surfaces in pre-1978 houses and disclose what you know. Buyers with young kids will ask.
