How a Lincoln file actually gets priced
Lincoln is smaller than Omaha, so there are fewer sales in each neighborhood and choosing comps takes care. We use closed sales from the same neighborhood inside about 90 days, and when that’s too thin, we go back a little further and adjust instead of reaching across town. An appraiser won’t compare a Near South house with a newer one in the south suburbs. The scope matters as much as the comps: old wiring, basement walls and roof condition decide most budgets here.
Salt Creek and its tributaries run through Lincoln, and low areas along them flood from time to time, so check the city’s floodplain maps before you buy near a creek. Basements in older houses may leak or have bowed walls. Hail and windstorms mean roof age matters to insurers. Permits and inspections go through the Lincoln-Lancaster County Building and Safety Department, so line up your contractor’s permits with the draw schedule.
