A Black Rock sale sits in a different tier from the North End, and the East End trades well below both, so we value from closed renovated sales in the same section of the city with the same unit count. With days on market stretching, we also look at how long the comps took to sell and whether they cut price.
This is the most flood exposed of the Connecticut cities we cover. Redfin’s First Street data rates Bridgeport’s flood risk as major, with about 19% of properties likely to be severely affected over 30 years, and rates wind risk as major too, mostly from hurricanes coming up the Sound.
