Financing a deal in Waterbury

Waterbury was the Brass City, once the center of American brass making, and its hills are covered with the housing that industry built. Triple deckers and two families fill the North End, Brooklyn and Washington Hill, Hillside and Overlook have big Victorians and early 1900s colonials, and Town Plot, Bunker Hill, the East End and Bucks Hill are mostly capes, colonials and ranches from the 1920s through the 1960s. It is one of the least expensive cities in Connecticut, about halfway between Hartford and the New York suburbs on I-84.

Waterbury is a low purchase price, cash flow market, which brings in investors from Fairfield County and New York. That makes it competitive at the bottom and practical at the top: buyers want a solid, clean house, not a luxury finish. The hills and the age of the stock drive the budget, with steep driveways, retaining walls, old steam heat, oil tanks and lead paint common. The singles in Town Plot, Bunker Hill and the East End are the core flip inventory.

What a Waterbury deal looks like on paper

Waterbury example: $170,000 purchase, $60,000 rehab, $315,000 after repair value, 730 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Picture a 1920s Town Plot colonial with a steam boiler, cast iron drains, original windows and a kitchen and bath that need everything. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

What we check first

Where Waterbury prices sit right now

Before we price a Waterbury flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.

Redfin puts the Waterbury median sale price at $305,000 over the three months through September 2026, up 7.0% from a year earlier, with the median price per square foot up 17.4%. Homes sold in about 43 days with around five offers each, and there were 232 sales in September.

How a Waterbury file actually gets priced

Values change sharply by neighborhood and by street, so comps from across the city mislead. We value singles from renovated sales in the same section and keep multifamily on its own comps with rent support. Appraisals here can come in tight against an optimistic ARV, so we size the loan on what renovated houses on similar streets have actually closed at, not on list prices.

The Naugatuck River and Mad River run through the city and flooded catastrophically in 1955. Today Redfin’s First Street data puts about 4% of Waterbury properties at severe 30 year flood risk, so most of the city sits well above the water, but check the map near the rivers. Steep lots bring drainage and retaining wall issues. Most of the housing predates 1978, so plan lead safe work. Connecticut closings use attorneys, and the conveyance tax is on the seller, which you pay on the exit.

The exit

Who buys your finished Waterbury deal

The finished Waterbury house sells to first time buyers, often on FHA or Connecticut housing finance programs, so it has to pass an FHA appraisal and condition review. Renovated two and three families sell to owner occupants who use the rent and to investors buying yield. With low prices and real rents, a DSCR refinance on a multifamily is a common way to hold, and we run that alongside the sale.

Questions

Waterbury hard money FAQ

Do you lend hard money in Waterbury?
Yes. Capital Kings is a broker, not a direct lender, so we shop your Waterbury scenario across a 400+ lender network and bring back real terms instead of one lender’s rate sheet. The programs on this page are the ones whose lenders are licensed in Connecticut, and the numbers come from the same engine that prices our instant term sheet.
Which fix and flip programs apply in Waterbury?
As of October 2026: Best Rate (15% down, from 8.99%); First Flip, 10% Down (10% down, from 9.99%); 7.5% Down, 3+ Flips (7.5% down, from 9.99%, 3+ completed flips); 5% Down, 3+ Flips (5% down, from 12.00%, 3+ completed flips); 5% Down, 5+ Flips (5% down, from 9.99%, 5+ completed flips); 100% Financing, 2+ Flips (100% financing when purchase plus rehab fits under 70% of ARV, from 9.50%, 2+ completed flips). Rehab is funded 100 percent in draws on every one of them, and we shop the file against the rest of the network before anything is signed.
How fast can a Waterbury hard money loan close?
Most Waterbury fix and flip files fund in 5-14 days once the file is complete. The First Flip, 10% Down program and the 7.5% Down, 3+ Flips program close in 21-30 days. The biggest delays are usually title issues or missing borrower documents, so getting those started early makes a big difference.
How much do I need to bring to close on a Waterbury flip?
The worked example on this page is a $170,000 Waterbury purchase with a $60,000 rehab and a $315,000 after repair value at 730 credit, first flip: $25,500 down (15% of the purchase) and $38,413 total cash to close, with $64,317 of proof of funds to show the lender. The lowest down payment for a first flip in Waterbury is 10% down from 9.99% at 660+ credit. Investors with a track record can go to 0% down (100% financing) from 9.50% at 620+ credit with 2+ completed flips, when purchase plus rehab fits under 70% of ARV, and you still bring the closing costs in cash. Rehab is funded 100 percent through draws in every case. Run your own numbers in the calculator above, or send us the deal and we will price it.
Do you fund the rehab budget in Waterbury?
Yes, 100 percent of the rehab is funded, but it is a holdback released in draws rather than cash at closing. You pay for each phase, request a draw, an inspector verifies the work, and the lender reimburses. That means you need working capital to float the first phase, which is the single most common thing new investors miss on their first deal.
What credit score do I need for a Waterbury fix and flip loan?
The lowest credit floor among the Waterbury programs is 600, on 5% down with 3+ completed flips. A first flip needs 660 or higher. The lowest rate here, 8.99%, needs 760+ credit. Depending on the program, rates step down at 760 credit and origination steps down at 700 and 740. Credit matters less here than on a conventional loan because the deal carries the file, but it moves your rate and your leverage, so know where you stand before you make offers.
Can I refinance a Waterbury flip into a rental loan?
Yes. That is the BRRRR exit, and it is the most common way a Waterbury flip becomes a hold. A DSCR loan qualifies on the property’s rental income rather than your W-2, so once the rehab is done and it is leased, you refinance out of the short-term hard money loan into 30-year financing. Worth deciding before you start, because it changes what finish level makes sense.
Is Waterbury a good market for a first flip?
The price points make it approachable. In Connecticut a first flip can be priced at 15% down with 700+ credit (from 8.99%) or 10% down with 660+ credit (from 9.99%). The worked example on this page is priced as a first deal. Programs that need completed flips: 7.5% down from 9.99% with 3+ flips; 5% down from 12.00% with 3+ flips or from 9.99% with 5+ flips; and 100% financing from 9.50% with 2+ flips when purchase plus rehab fits under 70% of ARV. The risk for a first timer here is scope on an older house, so walk it with a contractor first.
Should I flip or hold a Waterbury multifamily?
Price both. Waterbury purchase prices are low relative to rents, so a renovated two or three family can carry a DSCR loan, and selling it means finding an owner occupant buyer who qualifies. We run the flip and the DSCR refinance side by side before you close.
