The North End prices above the West Side and the inner city, and an East Side ranch is a different product from a South End two family, so we value from renovated closed sales of the same type in the same part of the city. Flooding is limited: Redfin’s First Street data puts about 4% of Manchester properties at severe 30 year risk, mostly along the Merrimack and the Piscataquog on the West Side. Check those streets. Winter is the bigger schedule risk, since roofs, siding and foundation work slow down from December to March and heating costs run the carry up. New Hampshire charges a real estate transfer tax on both the buyer and the seller, so a flip pays it twice, once on the way in and once on the way out; put both in the numbers.
