Compare the options
The cash-out loan is bigger, so the fees that scale with the loan (title and our broker fee) are bigger too.

745 credit, $175,000 current payoff, $2,450 a month of rent, single family, 5-year step-down prepayment penalty. The payoff-only loan rolls its closing costs in; the cash-out loan takes them out of your proceeds. Either way nothing is due at closing. Taxes and insurance are estimated at 2% and 0.5% of value until we have the real bills. Rates as of October 2026.
Where the numbers come from
A payoff-only refinance (rate-and-term) pays off the old mortgage and rolls the closing costs into the new loan, so the new loan is the payoff plus $10,251: $185,251, 61.8% of the value. A cash-out goes to 80% of the value at 720+ credit, and you get what is left after the payoff and the costs.
The rate is higher on a cash-out. On this rental it is 8.15% against 7.27%, partly because cash-out adds about 0.37% over a purchase (payoff-only adds 0.19%) and partly because the loan sits at a higher loan to value. The bigger loan also costs $520 a month more in payment.
The rent still has to cover the payment. $2,450 against the cash-out payment of $2,411 is a 1.02 DSCR. If the rent were lower, the cash-out loan would shrink to what the rent covers.
Four things to check
- Compare the two on payment, not just cash. The cash-out here is $53,551 in hand for $520 a month more.
- Check seasoning first. Most lenders want you to own the rental more than 90 days before a cash-out, and size on what you paid plus rehab until about 180 days.
- Have the lease ready.A signed lease is best. A vacant unit is sized on the appraiser’s market rent.
- Ask for the prepayment penalty you want.A shorter penalty costs a little more in rate if you might sell or refinance again soon.
