Can I buy the lot and build with one construction loan?

Yes, and it usually beats paying cash for the lot first. On a $150,000 lot and a $350,000 build with one finished build, our 95% of cost option (the Financed Interest Reserve) pays $105,000 toward the lot at closing, the loan is $475,000 at 9.50%, and your cash in the deal is $78,326. Buy the lot with cash first and the loan drops to $367,454, your cash in the deal rises to $173,869, and you pay for two closings.

In short

The short answer, as of October 2026

  • The 95% of cost option: the lender pays 70% of the lot ($105,000), you pay $45,000, and the loan makes the interest payments while you build.
  • Lower Fees: a lower origination, and you pay the monthly interest. The lender pays $75,000 toward the lot and you pay $75,000.
  • Already own the lot? It counts as your equity, so it still helps.

How it works

Good to know

A ground-up loan is sized on the lot plus the build. When the lot closes inside the loan, most of the lot price is financed: $105,000 of the $150,000 here on the 95% of cost option. When you pay cash for the lot first, the loan funds the build only and the lot sits in the deal as your equity.

That is why we tell investors to close the lot with the construction loan when they can. On the 95% of cost option the loan is $107,546 bigger, $95,543 more of your cash stays in your account (before the lot purchase’s own closing bill), and you pay title and closing costs once.

The 95% of cost option opens after one finished build. On a first build, with a general contractor who has 5+ finished builds, the lot still closes inside the loan, with a smaller share of the cost financed.

Buying the lot first is not a deal breaker. If a seller will not wait, buy it, and the lot counts toward your side of the construction loan. You just leave more cash in the deal.

Questions

Straight answers

Can I buy the lot and build with one construction loan?
Yes. One ground-up loan can buy the lot and fund the build with one closing. On a $150,000 lot and a $350,000 build with one finished build, our 95% of cost option pays $105,000 toward the lot, the loan is $475,000 at 9.50%, and you bring $75,763 to close, as of October 2026.
Is this the 95% loan to cost option?
The first example is. After one finished build, the Financed Interest Reserve lends up to 95% of the lot and build with the interest reserve included, about 90% in cash, at 9.50%. Lower Fees lends 85% at 10.49% with a lower origination. Both are on this page.
Is it better to buy the lot with cash first?
Usually not. On our example, paying cash for the lot first makes the loan $367,454 instead of $475,000, puts $173,869 of your cash in the deal instead of $78,326, and adds a second closing. Buy it first only when the seller will not wait.
How much of the lot does the construction loan pay for?
On the 95% of cost option, 70% of the lot price: $105,000 of the $150,000 lot, and you pay $45,000, plus $2,563 of the build before the first draw. On Lower Fees the lender pays $75,000 and you pay $75,000.
I already own the lot. Does it help?
Yes. A lot you own counts as your equity, so the loan funds the build. On our example the loan is $367,454 and you bring $23,869 to close. You can also ask for cash back against the lot at closing.
How do I put a lot under contract before the loan closes?
Get pre-approved first, then sign the lot contract with a 21 to 30 day option period and a financing contingency. That gives the appraisal and the loan time to come together, so the lot and the loan close the same day.
Do I need building plans before I apply?
No. You can apply with the lot and a rough budget. Before closing, the lender needs the plans, a line-by-line budget from your contractor and an appraisal of the finished house.
Can I get a lot and construction loan with no experience?
Yes, with a general contractor who has 5+ finished builds under contract. The lot still closes inside the loan. The 95% of cost option opens after your first finished build.
Do you pay a referral fee if I send you an investor?
Yes. We pay $500 to anyone who refers a real estate investor, realtors, wholesalers, contractors, other investors and lenders included, every time that investor closes a loan with us, for life. It comes out of our broker fee, so it never changes the investor’s terms. The details are on our referral program page.
Is Capital Kings the lender?
No. Capital Kings LLC is a broker, not a lender. We compare construction lenders from a network of 400+, and our broker fee is one labeled line on the term sheet before you sign.
