Financing a deal in Naperville

Naperville is one of the priciest suburbs in the Chicago area, and it’s a hard place to flip for one reason: builders. Families pay up for the schools, the Riverwalk and two Metra stations, and custom home builders buy dated houses close to downtown to knock them down. That means the floor price on an older ranch is often what a builder will pay for the lot. A renovation flip works here only when the house is worth more standing than the dirt under it.

Your real competitor in Naperville is the teardown buyer, not another flipper. On the older streets around downtown and the Historic District, a builder runs the numbers on a new house and pays for the lot, and that bid sets the price. The renovation play lives in the 1960s and 70s subdivisions north and southeast of downtown, Cress Creek and Maplebrook among them, where the lots are standard size and a renovated house sells to a family who doesn’t want to wait for new construction. Know the teardown value of the lot before you offer, because you’re bidding against it.

A real term sheet

What a Naperville deal looks like on paper

Naperville example: $460,000 purchase, $110,000 rehab, $790,000 after repair value, 730 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Think a dated 1960s ranch south of downtown that a builder would bid as a lot: full kitchen and baths, new roof and mechanicals, refinished floors, a reworked layout and basement waterproofing. Naperville prices make this a big file. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Origination has a $2,000 minimum on every program and the broker fee is 1% with a $2,000 minimum. These are the numbers the instant term sheet uses as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How a Naperville file actually gets priced

Naperville appraisals are about the school district and the subdivision. Naperville 203 serves most of the north and center, Indian Prairie 204 covers much of the south, and buyers price them separately. We comp a renovated house against renovated houses in the same subdivision and district, and we keep new construction out of the comp set unless it’s truly the same product. The loan is big because the house is, so the cash to close and the interest carry are big too. DuPage and Will County taxes are paid in arrears, so the seller’s credit at closing is a real number on a house this size.

The West Branch of the DuPage River runs through town, and low streets near it and near Spring Brook have taken water in heavy storms, so check the floodplain on anything close. Basements here are deep and expensive to finish, and a damp one kills value with this buyer. Some of the post-war stock near downtown has older wiring and plumbing behind the drywall. Projects inside the downtown Historic District need city review before exterior changes. Expect an attorney on each side of the closing, which is normal across the Chicago suburbs.

The exit

Who buys your finished Naperville deal

The finished Naperville house sells to a family moving in for the schools, often a two-income household with jobs along the I-88 corridor or at Edward Hospital. That buyer expects a modern kitchen, updated baths, good windows and a dry, usable basement, and they compare your house to new construction a mile away. Over-improving is less of a risk here than under-finishing. The flip only works if you finish to the subdivision’s top renovated sales and price it with that buyer in mind.

Questions

Naperville hard money FAQ

Do you lend hard money in Naperville?
Yes. Capital Kings is a broker, not a direct lender, so we shop your Naperville scenario across a 400+ lender network and bring back real terms instead of one lender’s rate sheet. The programs on this page are the ones whose lenders are licensed in Illinois, and the numbers come from the same engine that prices our instant term sheet.
Which fix and flip programs apply in Naperville?
As of October 2026: Best Rate (15% down, from 8.99%); First Flip, 10% Down (10% down, from 9.99%); 7.5% Down, 3+ Flips (7.5% down, from 9.99%, 3+ completed flips); 5% Down, 3+ Flips (5% down, from 12.00%, 3+ completed flips); 5% Down, 5+ Flips (5% down, from 9.99%, 5+ completed flips); 100% Financing, 2+ Flips (100% financing when purchase plus rehab fits under 70% of ARV, from 9.50%, 2+ completed flips). Rehab is funded 100 percent in draws on every one of them, and we shop the file against the rest of the network before anything is signed.
How fast can a Naperville hard money loan close?
Most Naperville fix and flip files fund in 5-14 days once the file is complete. The First Flip, 10% Down program and the 7.5% Down, 3+ Flips program close in 21-30 days. The biggest delays are usually title issues or missing borrower documents, so getting those started early makes a big difference.
How much do I need to bring to close on a Naperville flip?
The worked example on this page is a $460,000 Naperville purchase with a $110,000 rehab and a $790,000 after repair value at 730 credit, first flip: $69,000 down (15% of the purchase) and $91,229 total cash to close, with $142,501 of proof of funds to show the lender. The lowest down payment for a first flip in Naperville is 10% down from 9.99% at 660+ credit. Investors with a track record can go to 0% down (100% financing) from 9.50% at 620+ credit with 2+ completed flips, when purchase plus rehab fits under 70% of ARV, and you still bring the closing costs in cash. Rehab is funded 100 percent through draws in every case. Run your own numbers in the calculator above, or send us the deal and we will price it.
Do you fund the rehab budget in Naperville?
Yes, 100 percent of the rehab is funded, but it is a holdback released in draws rather than cash at closing. You pay for each phase, request a draw, an inspector verifies the work, and the lender reimburses. That means you need working capital to float the first phase, which is the single most common thing new investors miss on their first deal.
What credit score do I need for a Naperville fix and flip loan?
The lowest credit floor among the Naperville programs is 600, on 5% down with 3+ completed flips. A first flip needs 660 or higher. The lowest rate here, 8.99%, needs 760+ credit. Depending on the program, rates step down at 760 credit and origination steps down at 700 and 740. Credit matters less here than on a conventional loan because the deal carries the file, but it moves your rate and your leverage, so know where you stand before you make offers.
Can I refinance a Naperville flip into a rental loan?
Yes. That is the BRRRR exit, and it is the most common way a Naperville flip becomes a hold. A DSCR loan qualifies on the property’s rental income rather than your W-2, so once the rehab is done and it is leased, you refinance out of the short-term hard money loan into 30-year financing. Worth deciding before you start, because it changes what finish level makes sense.
Is Naperville too expensive for a first flip?
It’s a big first flip, not an impossible one. In Illinois a first flip can be priced at 15% down with 700+ credit (from 8.99%) or 10% down with 660+ credit (from 9.99%). Programs that need completed flips: 7.5% down from 9.99% with 3+ flips; 5% down from 12.00% with 3+ flips or from 9.99% with 5+ flips; and 100% financing from 9.50% with 2+ flips when purchase plus rehab fits under 70% of ARV. The worked example here is sized at Naperville prices, so the down payment, rehab and carry are all larger than in most cities we cover. A cheaper market is the easier first lesson, but if you know this town and you have the cash, we can price it.
Should I flip a dated Naperville house or sell it to a builder?
Run both numbers. If a builder’s lot value is close to your purchase price, the renovation has to add more than its cost plus the carry, or you’re taking risk for nothing. On larger lots near downtown the builder often wins. In the north and southeast subdivisions a renovation usually makes more sense. Send us the address and we’ll look at the comps with you.
