Financing a deal in Milwaukee
Milwaukee is a duplex town. Whole south side and north side blocks are lined with upper and lower flats, two stacked units with separate entrances, plus Polish flats where a cottage was jacked up to fit a garden unit below. Most of it went up between the 1890s and the 1930s. For a flipper that means a lot of two-unit product, solid old framing and some of the lowest entry prices of any big Great Lakes city.
What decides a Milwaukee deal is whether you are selling a home or a rental. An upper and lower in Bay View or Washington Heights can go to an owner who lives downstairs and rents the top. The same building a few miles away trades on rent to investors. We figure out which buyer you are building for before the scope gets written, because the finish level for each one is different.
What a Milwaukee deal looks like on paper
Milwaukee example: $150,000 purchase, $60,000 rehab, $295,000 after repair value, 730 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Picture a 1920s upper and lower duplex on the south side in 53215, two units stacked, each needing a kitchen, with a tired boiler and a damp basement under both. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Interest while you rehab: $1,008 a month on the $127,500 funded at closing, $1,483 once every draw is out. Proof of funds is cash to close plus $16,200 of rehab reserve and $8,897 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

Where Milwaukee prices sit right now
Before we price a Milwaukee flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.
Redfin puts the Milwaukee median sale price at $242K for the three months ending September 2026, up 3.4% on the same period a year earlier. Homes sold in around 44 days on average, against 41 days last year.

How a Milwaukee file actually gets priced
Appraisers here comp duplexes against duplexes, and they look hard at the rent rolls when the sale comps get thin. We pull renovated two-unit sales near the subject and match the unit layout. Bay View and Riverwest price nothing like the blocks a mile inland, so the comps stay inside the neighborhood. Separate meters, separate heat and two legal egress paths all show up in the appraised value.
Milwaukee basements are the budget risk. Old fieldstone and block walls seep, and heavy storms can push sewer water back into floor drains, so we want a backflow check on the scope. Much of the older housing still has lead service lines and lead paint, which matters for any unit you rent. Permits go through the Department of Neighborhood Services. Historic districts and the Historic Preservation Commission cover parts of the east side and Walker’s Point. The Menomonee, Kinnickinnic and Milwaukee rivers carry the flood map risk.
Who buys your finished Milwaukee deal
Finished Milwaukee houses sell to buyers who work at the hospitals on the county grounds in Wauwatosa, at Marquette, UWM, downtown insurance and finance offices and the manufacturers along the valley. A lot of them use the upstairs unit to help carry the mortgage. If the sale drags, a duplex is one of the easiest buildings to hold, and a DSCR refinance on two rents often pencils. Closings run through title companies, the way they do across Wisconsin.
