Financing a deal in Lake Charles

Lake Charles is still finishing a rebuild. Hurricane Laura hit as a Category 4 in August 2020, Hurricane Delta followed six weeks later, and floods and a freeze came after that. Thousands of homes were repaired, some by good crews and some by storm chasers, and that history now sits inside every listing. At the same time, the LNG export plants and petrochemical work along the Calcasieu bring well-paid jobs to the area.

The question on every Lake Charles house is how it was fixed after 2020. A permitted, inspected repair with a new roof is a good house. A cash-out repair with no permits can hide wet framing, mold and wiring that nobody signed off on. We ask for the repair history, the permits and any insurance claim records before we lock the after repair value, and we price a deeper scope when the paper trail is thin.

A real term sheet

What a Lake Charles deal looks like on paper

Lake Charles example: $140,000 purchase, $60,000 rehab, $270,000 after repair value, 730 credit, first flip. The engine puts that borrower on the First Flip, 10% Down program at 9.99%. Picture a 1970s brick ranch in south Lake Charles that got a quick roof after Hurricane Laura but still has storm-stained ceilings, a dated kitchen and a fence that never got replaced. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Origination has a $2,000 minimum on every program and the broker fee is 1% with a $2,000 minimum. These are the numbers the instant term sheet uses as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

What we check first

Where Lake Charles prices sit right now

Before we price a Lake Charles flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.

How a Lake Charles file actually gets priced

Appraisers in Calcasieu Parish separate fully restored homes from patched ones, and they comp inside the same part of town because south Lake Charles and the north side trade at different levels. We set the after repair value on renovated sales close by, and we pay attention to the roof age, since a post-storm roof matters to buyers and insurers alike. Sales here have picked up speed compared with a year ago, which helps the carry.

Wind is the headline risk. Hurricane season brings named storms through southwest Louisiana, insurance is costly and some owners land with Louisiana Citizens, so get a quote with the wind deductible before you buy. A roof built to the FORTIFIED standard can lower the premium and help the sale. Low ground and heavy rain also mean flood zone checks, and storm-damaged houses can carry mold and hidden water damage behind fresh drywall.

The exit

Who buys your finished Lake Charles deal

Finished homes sell to plant operators, construction and LNG workers who decide to stay, McNeese State staff, casino employees and families returning after the storms. Many buyers use FHA or VA, so roof, electrical and moisture items come back as repairs if they are skipped. Houston is a couple of hours west on I-10, and some buyers compare Lake Charles prices with the east side of that metro. Contract workers keep rents firm, so a DSCR hold is a real fallback.

Questions

Lake Charles hard money FAQ

Do you lend hard money in Lake Charles?
Yes. Capital Kings is a broker, not a direct lender, so we shop your Lake Charles scenario across a 400+ lender network and bring back real terms instead of one lender’s rate sheet. The programs on this page are the ones whose lenders are licensed in Louisiana, and the numbers come from the same engine that prices our instant term sheet.
Which fix and flip programs apply in Lake Charles?
As of October 2026: Experienced Investor Rate (15% down, from 9.00%, 2+ completed flips); First Flip, 10% Down (10% down, from 9.99%); 7.5% Down, 3+ Flips (7.5% down, from 9.99%, 3+ completed flips); 5% Down, 3+ Flips (5% down, from 12.00%, 3+ completed flips); 5% Down, 5+ Flips (5% down, from 9.99%, 5+ completed flips); 100% Financing, 2+ Flips (100% financing when purchase plus rehab fits under 70% of ARV, from 9.50%, 2+ completed flips). Rehab is funded 100 percent in draws on every one of them, and we shop the file against the rest of the network before anything is signed.
How fast can a Lake Charles hard money loan close?
In Louisiana, once the file is complete, the programs for investors with completed flips close in 7-14 days (10-14 on 5% down with 5+ flips, 21-30 on 7.5% down with 3+ flips) and a first flip on the 10% down program closes in 21-30 days. The biggest delays are usually title issues or missing borrower documents, so getting those started early makes a big difference.
How much do I need to bring to close on a Lake Charles flip?
The worked example on this page is a $140,000 Lake Charles purchase with a $60,000 rehab and a $270,000 after repair value at 730 credit, first flip: $20,000 down (10% of purchase plus rehab) and $35,029 total cash to close, with $60,220 of proof of funds to show the lender. Investors with a track record can go to 0% down (100% financing) from 9.50% at 620+ credit with 2+ completed flips, when purchase plus rehab fits under 70% of ARV, and you still bring the closing costs in cash. Rehab is funded 100 percent through draws in every case. Run your own numbers in the calculator above, or send us the deal and we will price it.
Do you fund the rehab budget in Lake Charles?
Yes, 100 percent of the rehab is funded, but it is a holdback released in draws rather than cash at closing. You pay for each phase, request a draw, an inspector verifies the work, and the lender reimburses. That means you need working capital to float the first phase, which is the single most common thing new investors miss on their first deal.
What credit score do I need for a Lake Charles fix and flip loan?
The lowest credit floor among the Lake Charles programs is 600, on 5% down with 3+ completed flips. A first flip needs 660 or higher. The lowest rate here, 9.00%, needs 680+ credit and 2+ completed flips. Depending on the program, origination steps down at 700 and 740. Credit matters less here than on a conventional loan because the deal carries the file, but it moves your rate and your leverage, so know where you stand before you make offers.
Can I refinance a Lake Charles flip into a rental loan?
Yes. That is the BRRRR exit, and it is the most common way a Lake Charles flip becomes a hold. A DSCR loan qualifies on the property’s rental income rather than your W-2, so once the rehab is done and it is leased, you refinance out of the short-term hard money loan into 30-year financing. Worth deciding before you start, because it changes what finish level makes sense.
How do I check how a Lake Charles house was repaired after Laura?
Ask the seller for the repair invoices, the roofing permit and any insurance claim paperwork, and look the address up for permits with the city. Then have an inspector check the attic, the roof decking and the wall cavities for moisture and mold. A house with a clean paper trail can be a great buy. One without it needs a bigger rehab budget.
Does a FORTIFIED roof help a Lake Charles flip?
Usually, yes. FORTIFIED is a building standard for roofs that resist high wind, and Louisiana insurers can give a discount on houses that have one. Louisiana has also run grant rounds to help owners upgrade roofs. For a flip, a certified roof is a strong selling point, because the buyer’s insurance quote is often the line that makes or breaks the deal.
